Moving house in Gidea Park takes more than just sticking a sign outside. We're Lux Homes, your estate agents in Gidea Park. Each property needs its own approach. Photos need to capture the right details. Descriptions should give people a proper feel for the place. How you show your home affects who comes to view it and whether they make offers worth considering.
We opened our Gidea Park office in November 2025 and already we've met many people from around the area who needed help with their property moves. Sellers come to us for fair valuations. Buyers want honest advice about what they're getting. Landlords need someone who handles their investments properly. Gidea Park attracts professionals, families, and people who appreciate the leafy streets and village feel.
Gidea Park has kept its charm over the years. People move here for the quiet roads, the heritage, good schools within walking distance, and fast trains straight into central London. Properties here get snapped up quickly. Demand stays high because the area offers something different from busier suburbs. Our job as estate agents in Gidea Park is helping you get the result you deserve.
Selling a home shouldn't rely on crossing fingers. It comes down to preparation, quality photos, clear descriptions, and knowing how to negotiate firmly but fairly. We focus on transparent marketing so buyers feel confident about what they're viewing. No exaggerated claims, just honest presentation that builds trust.
Your property isn't like everyone else's so we won't treat it that way. We create a tailored plan for your home. Our team maintains a strong list of buyers actively searching around Gidea Park, Squirrels Heath, Rise Park and surrounding areas. Before anything goes live we'll visit and suggest improvements that might strengthen first impressions. Often it's simple tweaks rather than major work.
If you want an idea of what your property could fetch, call 01708 932444 or visit us at 168b Balgores Lane, RM2 6BS. You can arrange a no-obligation valuation with someone from our team. No pressure tactics, no hidden charges, just straight answers.
Looking for a home can feel overwhelming sometimes. We keep it simple instead. First we have a proper conversation. We find out what matters to you, what you need from a property, how much you want to spend. Then we help you locate something that ticks your boxes.

To discuss letting services in Gidea Park call 01708 932444 or email gideapark@luxhomesgroup.co.uk. We'll answer your questions properly.
We've set up here because we believe Gidea Park deserves estate agents who truly understand it. The area has history stretching back to the Arts and Crafts Exhibition homes from 1911. Many buildings still have period features people love. There's Raphael Park with its lake and gardens, independent shops on Station Road, easy access into Romford town centre. It feels different from other suburbs and residents appreciate that.
Transport connections are another big draw for people moving here. Gidea Park station provides quick trains into Liverpool Street taking around 25 minutes. You'll also find decent road links to the A12 and M25. It's somewhere you can live peacefully but still reach London or Essex quickly when needed.
We're proud members of both the Ombudsman for Estate Agents redress scheme and Client Money Protect (CMP). Your money and property transactions are protected and handled correctly.
Lux Homes has built a reputation for being honest, thorough, and committed to the local area. People choose us because we give clear advice, provide regular updates, and genuinely care about getting things right. We're not just working here, we're part of the community too.
When you instruct us you'll receive transparent guidance, consistent communication, a team who actually listens. Whether selling, buying or letting, we'll walk you through everything involved.

Where exactly is Gidea Park?
It's in the London Borough of Havering, so technically London since 1965. You've got Romford to the west, Heath Park up north, Squirrels Heath over east. Station Road cuts through the middle. People rate it as one of the nicer postcodes locally. The old trees help, the period buildings too. It's got that village feeling you don't find everywhere else.
What's it like living in Gidea Park?
Peaceful mostly but you're not stuck in the middle of nowhere. Streets are wide, homes have proper character to them. Raphael Park gets busy with dog walkers and kids playing. You've got local shops, a couple of cafés, Post Office, places to eat if you can't be bothered cooking. Schools are decent so families move in and don't leave. The station's handy for work. Overall it suits people who want some quiet but still need to be near things.
What types of properties are in Gidea Park?
Bit of everything really. The Exhibition Estate's famous for those Arts and Crafts houses from the early 1900s. Then you get interwar semis, detached places with big gardens. Closer to the station there's modern flats, some conversions.
Certain roads feel private and green, others are nearer shops and buses. Whatever you're after there's probably something for you.
How much do houses cost in Gidea Park?
Depends what you're looking at and where it is. The average is roughly £550,000, give or take. Detached can push £900,000 or more if it's in good nick with a decent plot. Semis are usually £580,000 to £620,000. Terraces sit around £525,000. Flats start from around £290,000. Anything close to the station or with period bits moves quicker. If you're wondering what yours is worth we'll come round and give you a free valuation, no catch.
What's the rental market like in Gidea Park?
Pretty busy, things rent fast here. One-beds go for £1,300 to £1,800 a month usually. Two-beds are more like £1,600 to £2,000. Family houses with three or four bedrooms hit £2,200 or higher. Good ones don't sit empty long, people snap them up. We sort landlords with proper tenants and make sure tenants get somewhere looked after.
How good are transport links in Gidea Park?
Really good actually. Gidea Park station's on the Elizabeth Line so you're into Liverpool Street in about 25 minutes. Romford station's not far either if you need other lines. Loads of buses go through heading to Romford, Hornchurch, and other nearby towns. By car you've got the A12, A127, M25 all pretty close. Getting about isn't a problem.
What are the council tax bands in Gidea Park?
Havering Council sorts that out. For 2025-2026 it's roughly about:
